If you’ve made the big decision to build your own home, you’re probably already aware how stressful it’s going to be. But it could be more than worth it — both financially and so you can get the home you really want. While it’s going to be stressful, there are a number of things you need to make sure you’ve got in place before you get started, and to keep you in check as you move forward.

Get a good architect

This is probably where you need to start, but shop around for the best architect you can get with the budget that you have. Look at previous designs, chat about your ideas, and ask for recommendations from people who’ve been through a similar situation. Most construction companies can build what you tell them, but the real way to get the house you really want is with the right architect.

 

Make sure you’ve considered all the options

You’ll need to have extensive talks with your architect about exactly what you want from your property. Make sure you’ve got the land for it, and you can afford all the options you want. You might have to make compromises, but make sure you know what you’re doing before you start building.

 

Consider planning implications

Make sure you’re allowed to build the type of property you want. There might be different local planning regulations both externally and internally that your building needs to adhere to. For more difficult planning situations, you might want to consider hiring a planning consultant to help get your plans through.

 

Pick your building contractor carefully

Make sure you ask around for recommendations from people you know, and also ask for a number of quotes. Have a chat with potential builders and look at their previous work — make sure they’re the right fit for you and that you’ve got an agreeable payment system worked out. While choosing a builder for your home construction shouldn’t be difficult, it’s not a decision you should rush into. Make sure you pick the right one for you.

 

Consider a project manager

You can do this yourself, but it could be stressful, especially if you don’t have any experience doing it. If you can afford it, consider hiring someone to manage the project and help it go smoothly.

 

Get the right tradespeople lined up

Building your dream home isn’t all about the actual design and construction — it’s about the finish, too. Make sure you’ve got electricians, plumbers and everything else in place for when the construction is complete. Again, shop around for these before you commit, just like you should have done with your architect and builder.

 

Build your budget — including living costs — during the build

Along with actually being able to afford construction costs and allow some for contingency, you might need to live elsewhere while it goes ahead. Make sure you can afford that, too.
