In the excitement of getting land and building permits, it can be easy to forget certain basic principles involved in the building process. While you may hope that your builder or architect may pick up on these issues this is not always the case until it is too late. The problem will be compounded if you intend to actually build the home yourself.

Here are 5 things that can be easily forgotten:

  1. Surveying The Ground — When you purchase a ready built property you’ll probably have a survey done in order to verify that the property is solid and not likely to fall down on you. However, you can’t do this if the building isn’t there yet! But, what you can do and what many people forget is to use a service like One Search Locators and survey the ground you’ll be building on. This will help you to determine if there are any utilities running under the land. If there are you’ll need to identify who has a right of access and how you’re going to build with them on your plot. It could seriously change the project!
  1. Don’t Forget The Outside — When positioning your home you’ll need to think about where the sun is and where your outside sitting and entertaining area will work best. There is no point in deciding this after the house has been built because you’ll not have outside electrical points where you need them.  You may also find that the best outside spot doesn’t work with the flow of your home; ideally it should be off the kitchen of living area. You may also think about your overall outside landscaping scheme and how it is affected by the placement of your home.
  1. Budget For Extras — There will be unforeseen issues when you build. Materials may cost more, they may not be available or they may not even be the right solution for your envisioned dream home. The point is there will always be issues that you simply cannot predict. If you have not left any budget to deal with these issues then you’ll have financial troubles before you even complete your build! You can guess what the issues will be but you can budget funds and time to deal with them.
  1. Pre-order — It is important to work out what you need and order it in advance. If you simply intend to pick up the materials as you go then you’ll be at the mercy of price changes and availability. These factors can seriously affect your budget and your ability to finish the build on time. Imagine your frustration when you can only get half the tiles you need to finish a room because they no longer make them!
  1. Furniture — Unless you’re planning on building all your furniture into the structure of your home you’ll need to bring beds, wardrobes, and other items into your home. That means you need to consider access points. Are the doors wide enough and can you get these items up the stairs? Don’t have much experience building things?
